How it works

From enquiry to move-in

Six steps — we manage most of them.

1

Check your block

Tell us your suburb, lot size and what you need the dwelling for. We'll flag any zoning issues upfront, before you spend a dollar.

~ 1–2 days
2

Choose your model

Select size, floor plan and finishes using our configure page. We confirm what's feasible for your site.

~ 1 week
3

Engineering & design

We commission site-specific structural drawings and an RPEQ Form 15. Your certifier gets a complete package.

~ 3–4 weeks
4

NatHERS & building approval

Energy assessment and building certifier review. Private certification is typically faster than a council DA.

~ 2–4 weeks
5

Production & shipping

40–50 days factory production in Australia spec, then ~35 days sea freight. Port clearance handled by our customs broker.

~ 10–12 weeks
6

Delivery & installation

Crane delivery to site. Our QBCC-licensed builder handles footings, service connections and site fit-out. Final inspection and handover.

~ 2–4 weeks on site
⏱️ Total timeline: allow around 5–7 months from enquiry to move-in. Every block is different — your certifier and council rules affect the approval step.

FAQ

Common questions

Do I need council approval?+
Yes — a Certified Series home is a permanent, council-approved secondary dwelling. We prepare the engineering and compliance documents; your private building certifier processes the application. Approval depends on your lot size, zoning and council rules. We'll tell you upfront if there are any site-specific issues.
Can I finance it through a home loan?+
It's a permanent, certified dwelling on titled land — the same classification as a traditionally built home. That makes it eligible for construction finance. Talk to your lender or broker about the best structure for your situation — we can provide specs and documentation to support your application.
How long does the whole process take?+
Allow around 5–7 months from enquiry to move-in. Engineering and building approval takes 5–8 weeks. Factory production is 40–50 days, sea freight ~35 days. Site installation and connections by our licensed builder takes 2–4 weeks on site. Every block is different — approval timelines vary.
What does the QBCC builder do?+
Our QBCC-licensed partner builder handles site preparation, footings, crane day logistics, and connecting power, water and sewer. They're on site for 2–4 weeks and issue all required compliance certificates. You can use your own QBCC-licensed builder if you prefer — we'll brief them on the installation requirements.
Can I use my own builder?+
Yes. We can introduce our partner builder or work with yours — as long as they hold a current QBCC licence for residential construction work. We'll provide your builder with the full installation manual and engineering drawings.
What's included in the price?+
We give you a full written breakdown for your site. It covers the home and shipping, engineering, NatHERS, building certification, import duty, port clearance, delivery and crane. Site preparation, footings and service connections are done by a QBCC-licensed builder — included in our Turnkey tier, or quoted separately if you use your own builder.
Is plumbing and electrical certified?+
Yes. All Certified Series homes come with WaterMark certified plumbing fittings and SAA certified electrical components. A licensed Australian plumber and electrician connect services on arrival and issue compliance certificates.
